Quote, Contract and Site Control — 2026-27 Edition
A renovation is the biggest spend most Indian families make without a rulebook. This is the rulebook: how to pick the right scope, price it line by line from three quotes, verify and hire a contractor, sign a contract that actually holds, read a bill of quantities like a professional, specify materials that survive the monsoon, run the site week by week — and recover your money when it goes wrong.
Get Your Copy →Four situations, one problem — nobody hands you the paperwork
Fifteen years old, kitchen failing, wiring that cannot carry an air conditioner. You want to spend once and get it right.
You have just taken possession and the previous owner's taste is not yours. You need to know what to change first.
Work has started, the quote keeps growing, and the contractor says "that was never included". Parts 4 to 7 are written for this.
Your parents are renovating and you are the one reading the quotes. This is the vocabulary you need to check them.
Nine parts, thirty-one chapters, six printable worksheets
The five renovation bands, the one-page scope statement with its exclusions list, and a thirty-day countdown before anyone lifts a hammer.
Your own estimate from three quotes, the eleven costs nobody budgets for, GST after the September 2025 changes, and the home-loan tax trap most owners walk into.
Four ways to buy the work, five free registrations to verify, and the eight reference questions that end the conversation when the answers are wrong.
Sixteen contract clauses, twenty questions that interrogate any quote, the payment and retention schedule, and the one-page variation rule.
Cement, steel, tiles, adhesives, plywood, laminates, hardware, cable, pipe, waterproofing and paint — with the IS numbers to ask for.
The thirteen-stage order of work, the five moments you must be present, quantity checks, the snag list and the handover folder.
The escalation ladder, the consumer commission route with its jurisdiction and two-year limit, cheque-bounce deadlines and the notice that works.
The kitchen decided in centimetres and the bathroom where water always wins — the two rooms that absorb most of the budget.
Estimate sheet, contractor scorecard, three-quote comparison, payment tracker, snag list and handover checklist — printable and fillable.
Three things happen in almost every Indian renovation
Band 2 becomes band 4 by pointing at things during site visits. Nobody recalculates the total, and the bill arrives at double the conversation you thought you were having.
The cheapest quote is usually missing a heading — plumbing, electrical, waterproofing or debris removal. Per-square-foot rates cannot show you which.
No BOQ, no variation note, no retention. When the work does not match the render, there is no document to point at. In October 2026 a consumer commission in Hyderabad awarded a flat owner about ₹4.25 lakh in exactly that situation — because she had kept the renders, the quotation and every payment proof.

What buyers ask before downloading
Yes. Parts 4, 6 and 7 are written for a contract that is already running — the variation protocol, the payment and retention structure, the snag list and the escalation ladder all work from where you are today.
It tells you why that number is unreliable — published Indian estimates for 2026 span roughly ₹500 to ₹4,500 per square foot for what people call "renovation" — and then teaches you to build your own estimate from three itemised quotes for an identical scope. Chapter 4 walks through the method line by line.
Entirely. GST on works contracts after the September 2025 rate changes, sections 24(b), 80C, 269ST and 194M of the income-tax law, the Consumer Protection Act 2019 with its 2021 jurisdiction rules, the construction and demolition waste rules in force from 1 April 2026, and Bureau of Indian Standards specifications for the materials you will be asked to approve.
No. It tells you which rules exist, what they say, and which questions to put to a chartered accountant or a lawyer before you sign something large. It makes you a better-informed client rather than replacing one.

For the stage before this one — stamp duty, registration, the builder's paperwork and the possession checklist.
If the flat is rented, this is the book you need first — deposits, notice periods and who pays for what.
